Townhouse Late Payment Announcment

Dear Boniwood Townhouse Homeowners,

 

We hope this correspondence finds you well. As a valued member of the Boniwood Townhomes community, we are writing to underscore the importance of timely payment of your homeowner's association dues.

 

Association fees are due at the beginning of each quarter and should be received within the first month of the quarter or in advance. Prompt payment is essential to ensure the continued and efficient operation of the Association. It enables us to meet our financial obligations. including payments to contractors and vendors, and to maintain the overall quality and appearance of our community-factors that directly contribute to the value of your property.

 

We extend our sincere appreciation to those homeowners who consistently fulfill their financial responsibilities in a timely manner. Your commitment to the community is both recognized and deeply valued.

 

For context, quarterly dues in comparable communities within Prince George's County typically range from $250 to $500, depending on the amenities offered. Boniwood's dues remain significantly below this average, offering exceptional value while supporting essential services.

 

Regrettably, a number of homeowners remit payment only biannually, often solely to obtain parking permits-while others have not submitted payment at all. This practice is unsustainable, as the Association must meet monthly financial commitments. Accordingly, effective October 1, 2025, a late payment penalty will be instituted in accordance with the Association's governing documents and applicable law. The penalty will be 10% of the unpaid quarterly assessment, or $19.10 per quarter, whichever is applicable.

 

To avoid incurring this penalty, we respectfully remind all homeowners to remit their dues on or before the start of each quarter.
